Are these homes safe to live in?
All rental properties are newly renovated and city inspected. These homes are free of hazardous materials, lead, and other dangers to prospective tenants. Each home has a Certificate of Occupancy from the City of Detroit deeming each home livable.
Viewings
What should I do to schedule a viewing?
Great question! Visit our Upcoming Showings page to RSVP for upcoming open house events. Check our showings page frequently as new showings are added daily. You must RSVP for showings online to attend. There is also an option to request a virtual viewing amidst COVID-19 concerns. If you are not seeing this option, please submit a contact for assistance.
Can I schedule a private showing?
Due to limited availability, private showings may be unavailable. If you are unable to attend any of the open houses please submit a request for contact to request a private showing. Be sure to include your name, the requested date and time, and your callback number or email address.
What do I need to bring to the open house?
No paperwork or documents are needed at the open house unless the attending party is dropping off or returning a completed application. This form must be submitted with the completed application.
How to apply/Qualifications
How do I apply for one of the available homes listed?
To apply for one of the move-in ready homes on this website got to the "Apply Now!" page and download the application. Fill the application out completely and return the application via email to info@myhouseyourhomellc.online or by fax to (313)739-6512. Once the application is sent please allow 3-5 days for follow-up communications.
How do I know if I qualify to rent a home listed on this website?

The applicant must have an income of 1x-1.5x the requested rent monthly with a Housing Choice voucher and 3x the requested rent monthly without a housing voucher. (Ex.1: Rent - $850.00x1=$850.00=$850.00 monthly) (Ex.2: Rent- $850.00x3= $2,550 monthly)

The applicant must be presently employed for at least 12 months or has proof of income that will continue for more than 24 months. Proof of income is required.

Are housing choice vouchers accepted (Section8)?
Yes, we do accept all city-provided housing choice vouchers. The voucher must be current and provided by a verified Housing Commission.
Are pay stubs accepted as proof of income?
Pay stubs are not accepted as proof of income. To provide proof of income, please visit the Human Resources office, company employee portal, or ask the manager at your current place(s) of employment to request a Verification of Employment. This document should include your employment type (full-time/part-time), the start date of employment, the position held, and the current rate of pay (hourly, weekly, bi-weekly, or annually). This document must be submitted with the application for consideration.
How much is the application fee?
The application fee is $39.95 per applicant including co-applicant applications. There is no fee to submit the application for review. There is a fee to process the application for approval.
I've recently been evicted, will this affect my chances of approval?
At this time, we do not accept tenant applications that reference evictions in the last 5-7 years. We recommend pulling your credit report for free at annualcreditreport.com and confirming if you have recent evictions on your credit report. If you have an eviction and do not agree with the eviction we recommend you petition the court in the county where the case was filed, you can petition the court to have the eviction expunged from your record. Our company does not aid or assist in the process. Please contact that county's courthouse for more information.
Is social security disability considered income?
Yes, upon applying, please request an updated proof of benefits documents stamped the day prior to or week of application submission.
Is unemployment considered income?
Yes, in an effort to comply with the Fair Housing Act we will recognize UIA benefits as "pandemic income"; however, we reserve the right to deny applications that reference unemployment as income if the applicant does not have proof of previous employment history dating back two years, is not actively pursuing employment, or job loss was not pandemic related. Unemployment is meant to maintain standards of living while searching for continuous employment for a limited period of time specified by the Unemployment Insurance Agency. Lease terms will reflect the approved time of the applicant's benefits.
Application Process
When can I expect to hear whether or not my application was approved?
The application review process typically takes 1-2 weeks once the complete application is received. Review time may vary if there is any pending information awaiting a return from the applicant's background check.
What does the background check consist of?
For all tenant applications, we require a background check. This check includes tenancy history, criminal history, identity verification, and credit review. The applicant's credit score is only 15% of the deciding factor in approval ratings. We look at the overall credit history when processing the background check.
Does having a low credit score make me less likely to be approved?
In the FICO® Score☉ 8 scale of 300 to 850, one of the credit scores lenders most frequently use, a bad credit score is one below 670. Many landlords conduct credit checks to evaluate your payment history, with an eye on whether you're likely to pay rent on time. A low credit score doesn't always mean bad credit.
Your credit score is most impacted by the following elements:

Your payment history (35%), including whether you always pay bills on time or have had late or missed payments in the past.

How much total credit you have available and how much of it you're actively using, known as your credit utilization rate (30%).

How long you've been using credit (15%).

The mix of credit types you've had and are currently using (10%).

The number of recent credit accounts you've opened and applications you've made, which are known as hard inquiries (10%).
If you are someone who does not utilize credit/has no credit history this will result in a lower score. Nevertheless, if factors contributing to the overall low score indicate the applicant has not made payments on time, has a number of recent charge-offs or collection accounts, is not in good standing on active accounts this will render the applicant a potential risk. At that time the application is more likely to be denied due to the potential risk.
I have student loan debt. Does this impact my chances of being approved?
Student loan debt is not considered bad debt unless delinquent, in collections, or recently charged off. Having student loans in good standings, forbearance, or deferment should not negatively impact your credit which has no impact on your chances of being approved.
Should I apply if my credit score is low?
If you have read the information above and are able to determine you are not a potential risk based on the contributing factors to the credit score, yes.
If my application is denied can I reapply with a co-signer?
No. We do not offer leases with co-signers.
FAQ-Leasing Terms
Do you accept "holding deposits" to take houses off the market?
My House Your Home LLC. does reserve the right to charge 50% of the asked rental price to an approved applicant to unlist the property for a maximum timeframe of 30 days while the applicant concludes their current leasing agreement. This agreement is called a "Reservation of Property Agreement" or holding agreement. The agreement with the applicant is constituted by payment of the fee and a signed Reservation of Property Agreement that indicates the date the interested party is expected to take possession of the property in addition to the terms of the agreement. This reservation fee is absorbed into the security deposit following the start of the applicant's tenancy. If after signing the agreement the interested party fails to take possession of the premises on time, rents another property during the term of the agreement, or does not uphold the agreement the fee is forfeited. If for any reason the landlord is unable to deliver possession due to the home no longer being inhabitable (fire, major flood, unexpected natural disaster) of the property to the applicant the fee will be returned.
Is smoking permitted in any of the homes?
No, we reserve the right to make our homes non-smoking.
Are utilities included in any of the homes?
No, utilities are the tenant's responsibility and are not included in the monthly rental cost. Applicants with housing choice vouchers may add on the inclusion of water and sewage services with the approval of the Housing Commission for a utility stipend.
Do the homes include appliances?
No, the homes do not include appliances. Homes have appliance hook-ups for gas and electric usage for convenient installation.
Are pets allowed?
Yes, we do accept cats and small dogs. There is an additional $250.00 pet deposit added to the security deposit. The previous landlord must attest to no damages being caused during the time of tenancy due to pets. If you are applying with pets be sure to have your current landlord fill out the pet overview portion of the landlord verification form. Note: Some properties have been outlined as homes that do not accept pets. If this is the case for the home you are interested in there will be an indication on the listing and our website.

What does a "pending" status mean on a recently available home?
If a home is marked as pending and it was previously listed as available this means an application was submitted and approved for a prospective applicant. The application process is being finalized, while the home will not be removed from the website until a lease is signed to complete the application process.
What does a "Closed" status mean on a viewing/ open house?
Open house events marked as "closed" have reached the maximum amount of attendees for that showing. If this occurs, please select to view the home during another event that is still open.
